Huge plans for the next phase of a major development near Reading Station are set to be revealed, which will see flats, shops and cafés added to the town.
Exciting plans are in the works for the next stage of a major development near Reading Station, which aims to introduce new flats, shops, and cafés to the area.
Detailed designs for the Station Hill site, located just south of Reading main station, will soon be unveiled to the public.
This phase includes the construction of four new apartment buildings alongside improvements to public spaces.
The plan, called 'Phase 3A', focuses on replacing Xafinity House on Greyfriars Road and a demolished site on Garrard Street with modern apartments, retail, cafés, landscaped areas, and better pedestrian access.
The exhibition of these detailed designs follows the outline planning permission granted by Reading Borough Council in January 2021.
Alex Aitchison, UK managing director at Lincoln Property Company, expressed enthusiasm for engaging with the local community: “We’re excited to consult with residents about this new phase at Station Hill as we adhere to the council's outline consent from 2021.”
The plans will be displayed at ONE Station Hill on Friday, November 7, from 10am to 5pm, and Saturday, November 8, from 10am to 4pm. The exhibition will remain open until November 24.

While the official plans won't be live until the exhibition opens, a related worksheet from a Henley Business School course called ‘Pathways to Property – Station Hill Phase 3 briefing pack’ can be found online, featuring inspirations from notable developments like King’s Cross and Battersea Power Station.
Previously, Phase 1 included the Ebb & Flow apartments and Siren Craft RG1 bar, completed in May last year. Following that, Phase 2 saw the completion of the ONE Station Hill building, despite a major fire incident in November 2024.
Full details for Phase 2 and outline plans for Phase 3 were approved on January 13, 2021, and the application is visible on the council's planning portal under reference 192032.
