Bungalow Extension Plans Refused Amid Objections

An extension to transform a bungalow into a four-bedroom house in Crowthorne has been refused.

A planning application to transform a bungalow into a four-bedroom house in Crowthorne has been denied.

The bungalow, Bokhara, situated off Wellington Avenue, currently has three bedrooms suitable for families.

The owner sought to add an upward extension, which would create a total of four bedrooms on the first floor, alongside a living room, kitchen, bathroom, office, and two reception rooms on the ground floor.

Bracknell Forest Council initially refused the extension due to concerns about it overlooking a neighbour's garden and being out of character with the area. An appeal against this decision was also dismissed by the government's planning inspectorate.

The revised planning permission application faced opposition from 12 neighbours, including Barry Felton from a nearby bungalow, who stated: “Every neighbour with a common border has objected to this development. The parish council has objected.” He criticized a newly built double garage for its industrial look, noting the same materials were proposed for the extension.

Planning officer Kevin Lloyd-Jones argued that the extension would not negatively affect the highway or neighbouring homes, claiming it would align with the height of nearby properties. He also pointed out that the new garage created ample parking space under planning rules, recommending approval.

However, the council's planning committee disagreed, with concerns raised about overshadowing neighbours. Councillor Sheila Collings expressed worries about the extra storey impacting residents in Mulberry Close, calling the proposal "unneighborly" and indicating she couldn't support it.

The motion to approve the extension was refused during the planning meeting held on November 6. To view the rejected application, type reference 25/00345/FUL into the council’s planning portal.
