Controversial 59-home plan near Tesco approved

The fate of a plan to build dozens of homes near a huge supermarket visited by thousands of people in Bracknell has been decided.

A controversial plan to build 59 homes near the Tesco Bracknell Superstore has been approved, despite concerns from neighbours and councillors. The homes will be constructed east of New Forest Ride, close to Martins Heron train station.

Among the main objections was the proposal's limited affordable housing, which only includes six three to four-bedroom homes. Councillor Tina McKenzie Boyle expressed her frustration, stating, “Why do we encourage developments that don’t meet our housing needs?”

Planning officer Margaret McEvitt noted the developer, St William Homes, provided an economic viability assessment, highlighting challenges in delivering affordable housing on this site. She mentioned that the council will negotiate for specialist housing through a section 106 agreement if approved.

Furthermore, if St William Homes secures Homes England funding, there’s potential for up to seven additional affordable homes, increasing the total to 13. However, Councillor Nazar Zahurudinn opposed the plan, asserting that developers should adhere to the council's 35% affordable housing policy.

Concerns about the site's flooding issues were acknowledged, with assurances that existing water management processes would remain in place. Councillor Jenny Penfold pointed out that the site, known as Bog Lane, presents challenges.

Despite these objections, the project was given the green light on November 6, with only Cllr Zahurudinn voting against it. Residents can view the application by searching reference 24/00122/FUL on the council's planning portal.
