Developer Resubmits Homes Plan in Ascot

Nicholas King Homes has submitted a fresh planning application to add five homes to a field beside its Furzefield development off Locks Ride in Ascot.

The original development, completed in 2022, involved demolishing a house off Locks Ride to make way for six homes. The company has repeatedly tried to extend Furzefield by building on a long strip of field behind existing properties.

Bracknell Forest Council opposes new "backland developments" that sit behind the rear line of existing homes. Previous plans for between five and seven homes were refused and subsequent appeals were dismissed.

The most recent appeal, decided in June 2024, was against the council’s non-determination of a plan for five homes. Appointed inspector Philip Mileham ruled the scheme would not comply with the council’s Local Plan.

The new application, submitted this month, proposes four four‑bed homes and one five‑bed home at the westmost part of the site. Each property would have a double garage, two external parking spaces and a private garden, and the site would be screened by existing trees.

A planning agent from Ascot Design says the project complies with the council’s character assessment for the area, designated "Winkfield Row South". The character assessment states: “Winkfield Row South consists of predominantly linear development either side of Chavey Down Road, Gorse Place and Locks Ride. “However, the character varies along the length of these roads with lower density and larger houses in the south, particularly around Locks Ride.”

In the design and access statement the planning agent adds: “The proposed dwellings would be of a high quality and would continue the building line that has been started by the existing development to the front of the site. “Views across the site are currently limited in any event by existing trees and landscape features. ”The proposal would allow for filtered distant views of the surrounding land from within the site.”

The application is being considered by Bracknell Forest Council, and the site falls within Winkfield Parish. The planning reference is 25/00804/FUL.

If approved, Furzefield would reach 11 homes in total, after three detached and two semi‑detached homes were built in the first phase.
