Plans for 160 homes on the former Pirbright centre site in Compton have been submitted to West Berkshire Council.
The proposals include a mix of one- to five-bedroom houses: 112 market properties, 12 first homes and 36 affordable dwellings. The homes are mainly single- to two-and-a-half-storey buildings.
A single vehicle access splits to serve the east and west sides of the development, with secondary and tertiary roads providing turning space. Vehicular access through the site is intentionally limited to reduce private car trips to the village centre.
Pedestrian and cycle connections run through the scheme, centred on a tree-flanked pedestrian/cycle spine that links two areas of open space at the north and south of the main site. The southern open space is proposed as an informal sports pitch.
The developer says some tree removals will be needed but an extensive landscaping package is included. Around 240 trees are planned across the site, with a further 29 trees in the wildlife area, plus native shrub and pond-edge planting around attenuation basins.
Planting will also frame the entrance, re-using the former gates as a fixed-open gateway feature.
The layout and detailed designs have been published and the matter is now before planners at West Berkshire Council.
