A handful of big players are in charge of the majority of new housing developments in Bracknell, as progress is being made on a series of projects.
A small number of big developers and housing providers are delivering most of the new homes in Bracknell as the town prepares for a population rise of 9,978 over the next 10 years, according to the Office for National Statistics.
The Bracknell Forest Cambium Partnership
The council’s joint venture with Countryside (now part of The Vistry Group) is building 169 flats in Market Street and has completed the 52-home Coopers Hill development. The Labour administration published its new 'town centre masterplan' in October 2024, and the partnership is a key player in plans to redevelop the High Street car park and the 'Southern Gateway' north of the train station.
Abri
Abri now owns the bulk of Bracknell’s social housing after buying Silva Homes in October 2023. Silva previously managed 71% of local social housing — 6,194 properties — which Abri took on. Abri will manage 81 of the 169 Market Place flats (called Brickmark Place) and 13 affordable homes at Coopers Hill.
It is also upgrading stock: 24 apartments and a chalet bungalow at Barn Close are due in January 2027, and Bay House will be replaced by 32 one- and two‑bed flats ready from February 2028. Abri also made headlines when it put a house in Great Hollands up for auction despite the resident’s daughter needing a home and the council agreeing a £2.86 million project to buy eight family-sized homes for affordable housing.
Weston Homes
Weston Homes is building 349 apartments south of the train station, replacing the seven Bracknell Beeches offices with seven apartment blocks accessed from Old Bracknell Lane West. S2 Estates secured planning in 2022 and sold the site to Weston Homes in September 2023 for a site value of approximately £110.1 million. The firm celebrated the 'topping out' of the first building in July 2025.
The Hill Group
The Hill Group is delivering 226 homes at Beaufort Park and has finished 193 flats at Amber House in the town centre. Metropolitan Thames Valley (MTVH) acquired Amber House from The Hill Group to provide 74 one‑bedroom and 119 two‑bedroom apartments for shared ownership and social rent. MTVH manages seven per cent of Bracknell’s social housing (643 properties).
At Beaufort Park, The Hill Group has partnered with Sovereign Network Group, which will manage 113 affordable homes. The Hill Group faced criticism from residents at The Evergreens, who accused the developers of 'deforestation' last year.
Taylor Wimpey
Taylor Wimpey built 68 homes on the former Beaufort Park office site but got into a dispute with residents at The Evergreens after adding an extra bedroom to 14 homes, which affected remortgaging and created a parking shortfall. The issue was resolved at a council planning meeting in October, when floor plans were corrected and 14 extra parking spaces were provided. Taylor Wimpey also built the Willow Green homes in Warfield.
