Historic Mansion to Become 33 New Flats

Planners in Bracknell have approved turning historic Lily Hill House and neighbouring Lily Hill Court into 33 flats.

Both buildings sit at the top of Lily Hill Park in the town centre, next to a lawn tennis club with a rugby club nearby. The site currently houses a business centre and offices.

The proposal converts the offices into 12 one-bed or studio apartments, six two-beds and two three-beds in Lily Hill House, plus three one-beds and 10 two-beds in Lily Hill Court.

There are currently 102 parking spaces; 59 would be allocated for residents.

Planners had flagged concerns over daylight and noise from the tennis club. A 2021 consent expired and a later application was rejected over noise, but the council's environmental health team found internal noise levels would be acceptable.

Daylight worries for Lily Hill Court were addressed with an updated report. "The updated daylight assessment demonstrates that, despite the presence of tall trees, internal daylight levels achieve the relevant technical criteria. "On this basis, the proposed residential conversion is not expected to give rise to a hazard to health in relation to insufficient natural light."

Bracknell Forest says the park's internal roads aren't built for dustcarts, so regular council recycling collections are unlikely to be supported if the site becomes residential.

Built by Henry Dormer Vincent in 1817 after he bought the land in 1807 and later landscaped by his son, the house became offices after the council bought the land in 1983; Lily Hill Court was added in the 1990s.
